Ang Mo Kio Site To Be Redeveloped Into High-Rise Residential Housing

Rezone of Ang Mo Kio land site for residential use

A proposed amendment in the URA’s masterplan will see the site of former Kebun Baru Primary School in Ang Mo Kio redeveloped into high-rise residential housing. The former Kebun Baru Primary site is 1km from Mayflower MRT station on the Thomson-East Coast Line and spans 1.82ha, or 2½ football fields.

The site is likely to be well received as it is in close proximity to educational institutions such as CHIJ St Nicholas Girls’ School, Ai Tong School and Rosyth Primary. Situated along Ang Mo Kio Avenue 2, it could yield 750 condominium units if redeveloped into a 99-year leasehold private housing. 

Due to the limited supply of housing in Ang Mo Kio, The Panorama, a 5-year old leasehold condominium with 698 units located beside the land parcel has seen units with resale gains of up to $1m.

The plot ratio for the land parcel at Kembangan will be intensified from 2.5 to 3.2 under a proposed amendment to facilitate an upcoming residential development as well as commercial and recreational activities. The plot size is almost 2 ha and the new development can have more than 36 storeys.

An adjacent plot along Lengkong Tiga that houses the Kampong Kembangan Community Club will be re-zoned as a park.

URA said the proposed residential development will meet demand for housing and allow future residents to tap the site’s proximity to amenities and transport nodes like Kembangan MRT station.

Market analysts estimated that the site could yield around up to 700 condo units or 500 HDB flats.

There is a good chance for it to be offered as BTO flats under the Plus Model to provide diverse housing options in that located as there is limited public housing in the Kembangan area. The nearby HDB flats in Lengkong Tiga were built in the late 1980s; thus there is a good likelihood of strong pent-up demand for public housing. The newest HDB BTO Launch was for the Chai Chee Green HDB BTO in December 2023 which saw five-room flats priced btween S$569,000 and S$725,000. The BTO Plus flats come with stricter resale conditions and are in choicer locations near MRT stations and town centres.
